The welcome information that you receive with the contract
includes information on where and when you can retrieve your keys.
When you move in you receive a number of original keys to the apartment and public spaces.
If you lose your keys or lock yourself out you should contact the Akelius Service Center.
If you need to make a lock change or need to make extra keys, you are required to pay for it yourself.
Your contract and the welcome information state whether the electricity is included in the rent or not.
The welcome information also states if you need to contact the electricity supplier yourself and report your move in.
If you have a fixed telephone and Internet subscription you need to contact your provider to cancel or move your subscriptions.
Water charges are included in the rent.
As a tenant you are obliged to obtain home insurance yourself.

If you want to cancel your contract, you must do so in writing.
You must cancel your rental agreement three calendar months before the date you wish to move out.
Remember that the termination must come in to Akelius before the end of the month if you want to count the next month as part of the notice period.
For example, if you want to move out on October 1, the cancellation must reach us by June 30th.

During the notice period you are obliged to show your apartment to interested new tenants and keep your apartment available for inspection.

It is easiest to pay the rent via e-invoice or direct debit.
You will receive the rental certificate digitally to your internet bank and after approval from yourself,
the payment will be made automatically on the due date.
You request e-invoice from your internet bank.
You will receive your rental specifications as usual by mail.
On the due date, the amount is deducted directly from your account.
You need to make sure that there is enough money in the account the day before the due date.
Bankgirot then does a coverage check on your account.
On your bank statement with your bank, you can see that the invoice is paid.
If there is not enough money, in whole or in part in your account, nothing is deducted at all.
Then you have to pay the rent in another way.

Remember not to store any valuable property in your storage room.
Environmental or flammable substances can also not be stored in storage rooms.
Park your bike in the designated location.
Bicycles or prams must not be parked in stairwells, as this would prevent or obstruct evacuation in the event of a fire.
Park your moped or motorcycle in designated parking spaces.
You cannot place them inside the property or in bicycle stores due to fire risk.
Park your car in the designated parking spaces.
Should you have a deregistered car, you must not park or place it in any of the parking or garage spaces.
Mopeds and motorcycles must also be parked in marked places.

If you want to mount a satellite dish, you need to obtain permission.

The dish must not be attached to a wall or ceiling.
The dish may not protrude beyond the balcony.

Otherwise, there is a risk that they will fall down on people passing by or standing on the balcony below.
Do not shake carpets or similar on the balcony.
Your neighbor can get the dust into their apartment.
Barbecues with fire or fire on the balcony or patio are not allowed.

You can use electric grills but take into consideration your neighbors so that they do not get fumes in their apartments.
Smoke alarms save many lives each year.

Never use a lift if the property needs to be evacuated.

Blinds are not normally included in our apartments.
However, you are welcome to mount blinds if you make sure that it is done professionally.
You are responsible for all the costs.
Sometimes it happens that previous tenants leave blinds.
If they break, you will contact a blind company and will be responsible for the repair costs.
From the day you move into the day you move out, you are responsible for your apartment.
The landlord inspects your apartment upon termination.
You as a tenant may remedy abnormal wear and tear or pay the cost for this.
Clean and maintain the apartment continuously.
Take good care of the apartment.
Wipe parquet floors with a cloth dampened with water only.
Clean the kitchen fan regularly.
Akelius changes carbon filters in kitchen fans twice a year.
If you have a kitchen fan with charcoal filter, contact the filter report for a filter change.
Wallpaper with a plastic surface can be wiped with a slightly damp cloth.
Other types of wallpaper should only be dry dusted.
Wipe grease stains away from the stove and oven so that grease does not burn.
In case of water leakage, always call the fault report or call immediately.
Clean the drains and the floor-well from time to time to reduce the risk of blockages.
If you need help, contact the error report.
Do not flush things that may cause a blockage.
Chemicals and oils must not be flushed down the toilet or poured into the sink.
Leave chemicals and oils at a recycling station.
Do not close, and do not apply, exhaust and exhaust air valves.

In some apartments there is the possibility to install a dishwasher and washing machine.

If you choose to remove the interior doors in the apartment, it is important that you store them carefully so that they will not be damaged when you insert them again before moving.
According to the rental law, you as a tenant are obliged to do what you can in order to make it pleasant for everyone in the property and the residential area.
A tenant who disturbs his neighbors risks being dismissed from the apartment.
The tenant is also responsible for other family members and guests.
If a neighbor disturbs you, it is good if you make a first contact yourself.

If you have pets, it is important not to let the animal disturb others.
Pets should be leashed outdoors and exercised outside the residential area.
Do not feed birds from your balcony or windows.
It can cause damage and attracts pests.
For reasons of fire safety and for allergy sufferers, you should not smoke in any public areas of an Akelius apartment.
We ask you who smoke on the balcony or patio to pay attention to your neighbors who can both be allergic and disturbed by the smoke.
For everyone's well-being, well-kept residential areas are important.
Damage can lead to a police report and you may lose the right to stay.
You may not place objects, strollers, bikes in front of entrances or in stairwells.
They are escape routes used by the Rescue Service in the event of fire and illness.
Only allow authorized persons through the entrance door.
Always close the entrance door after you so that unauthorized persons do not enter the property.
